What does an apartment at The Zero Nai Yang cost?

Accepted Answer

The September price list quotes 109 units: studios from THB 4.94M (A208, 35.2 m²), one-bedrooms from THB 5.21M, one-bedroom plus from THB 6.23M, two-bedrooms from THB 6.63M and the penthouse suites from THB 11.77M to THB 15.23M. That is THB 125,000–154,000 per m² depending on the building and the floor.

Is the price with furniture?

Accepted Answer

The list price is for the fitted apartment. The furniture package is quoted separately: THB 350,000 for a studio, 400,000 for a one-bedroom and one-bedroom plus, 500,000 for a two-bedroom, 700,000 for a suite.

How is the payment structured?

Accepted Answer

Reservation THB 100,000, then 35% on the sale and purchase agreement, 55% in instalments during construction and 10% at handover. Paying the whole price at once gives a 10% discount; the developer also offers a flexible schedule on request.

When is the building ready?

Accepted Answer

Ground breaks in Q2 2026 and handover is planned for Q2 2028. The EIA is approved. There is no approved site capture in the Catalog yet; we show the developer's programme and send the current site photos on request.

Can a foreigner own the apartment freehold?

Accepted Answer

Yes, within the 49% foreign quota of the condominium. The freehold registration fee on the price list is THB 350,000–700,000 depending on the unit, and the transfer fee at the Land Department is split 50/50 between buyer and developer.

What are the running costs?

Accepted Answer

Common fee THB 80 per m² per month, paid a year in advance; a one-off sinking fund of THB 800 per m² at transfer; the electricity and water meter installation up to THB 20,000. For a 41.8 m² one-bedroom that is about THB 40,000 a year of common fee and THB 33,440 of sinking fund.

How far is the beach and the airport?

Nai Yang beach is 350 metres from the estate (one minute), Sirinat National Park 600 m, the coral reef 1.4 km, Phuket International Airport 2.5 km — five minutes by car. Nai Thon beach is 10 minutes, Mai Khao 17, Porto de Phuket 24, Laguna Golf 26.

Is it noisy next to the airport?

The runway lies north-east of Nai Yang and aircraft approach over the sea; the estate stands 2.5 km from the terminal behind the national park's casuarina belt. The windows are heat- and sound-insulating glass; we take you to the site at the hour you choose so you hear it yourself.

What is the difference between Sky and Earth Residences?

Sky Residences is Building A at the entrance with the lobby, restaurant, kids club, co-working and the rooftop pool; it holds the studios, the corner one-bedroom plus and the larger two-bedrooms, priced THB 134,000–154,000 per m². Earth Residences is Building B behind the garden with the garden one-bedrooms on the ground floor and five of the eight suites, priced THB 125,000–145,000 per m².

Who is the developer?

Accepted Answer

Zero Developments Company Limited, a Phuket boutique developer founded by Robert Hodge, whose team brings more than 25 years of London development (Elizabeth Court, The Ambassador, Powell House SW19, Glebelands House, The Ridge, The Zero SW20) and over GBP 120M in sales. In Phuket the company builds The Zero Bang Tao (2026) and Silhouette at Nai Yang (2028).

Can I rent the apartment out?

Accepted Answer

Yes. The estate has a restaurant, co-working, a rooftop pool and a shuttle to the beach, which is what short-stay guests near the airport look for; the developer's property-care service can run the letting after handover. We do not publish yield forecasts; we send comparable Nai Yang rents on request.

How do I reserve a unit?

Pick the unit on the board or let the quiz shortlist it, confirm the price with us the same day, pay the THB 100,000 reservation to the developer's account and receive the sale and purchase agreement for the 35% step. We check the unit against the developer's live list before you pay.
